Contracted Brian Leibgott to conduct an inspection of a property we made an accepted conditional offer on. He was very flexible in arranging the inspection dates. He performed a thorough examination of the property in about two hours, explaining all his findings on the go and providing valuable insight into how things are done in residential buildings. Upon completing the inspection, he delivered a comprehensive written report two days later, also including suggestions on how to address major issues uncovered with the building. Based on his inspection, we calculated urgent repairs to approach a 50k figure, which rendered the property considerably overpriced, and allowing us to retract our conditional offer.
He is not the cheapest inspector we found, but was objective and diligent when doing the inspection fo us. A good inspection is a good investment - or insurance, as was our case.
