Alberni Valley United Church is the newest and the oldest Christian congregation in the Alberni Valley. This new congregation was established on June 30,2001 a result of First United Church and St.Andrew's United Church. Yet our history spans over 116 years in the Valley. A worship service was first held November 13,1886. It was conducted by the Rev. Alexander Dunn and was held in a small hut near Mr.Saunder's store on the south side of the Somass River. He was a Prebytrian missionary. The first church building was completed in 1892 and sat at the corner of Elizabeth and Johnson. The Methodist Church was established in the early 1900's, worshipping first at the corner of Third and Angus, and then moving to a building on Argyle and 4th in 1912. The United Church of Canada was formed in 1925 with the union of the Methodist, Presbyterian, Congregationalist and Union congregations. Both St. Andrews and First entered union with enthusiasm working together as a joint pastoral charge, sharing services of one minister until 1946 when they had grown to such an extent thet they each required their own clergy. The two congregations, each with their own minister, grew during the ensuing years. However, in the late 1980's, First Church suffered a loss of many members and Saint Andrew's Church faced its own challenges. The two congregations began to negotiate to join together in 1998. Countless discussions were held about the character and location of a possible amalgamated congregation. In April of 2001 we decided to amalgamate and then sit with the decision of the building with pregnant anticipation until a decision was made in January of 2002 to make the Church Street location the home of the new congregation. Since then we have worked to have our congregation reflect the values, the aesthetics, and the faithfulness of both founding churches. Today we are a vibrant, active group of God's people seeking to live the reality of Christ's hope for the world. We are passionately committed to the people of this regional district sharing their joys and sorrows, enthusiasm and interests. We are dedicated to enthusiastically seek out issues of social justice, both locally and globally, and acting out the message of hope of the gospel. Our worship reflects the character of the congregation in nature yet respectful of the traditions that inform us.

Market research suggested that the public recognized the value of a middle man for showing properties and negotiating a sale, but that they viewed prevailing commission rates as too high. The initial introduction of the One Percent real estate brokerage concept to the public was through a Remax franchise office which initially approved, but then revoked it's approval shortly thereafter. As a result One Percent Realty Ltd. was incorporated. Real estate agents spend most of their time soliciting business. In fact, like it or not, most real estate agents feel that half of their job is done the night they list your home for sale. This is contrary to the seller's belief that when their property is listed that is when the Realtor job starts. By offering full service at a lower commission rate our salespeople spend less time looking for business and more time doing our job, which is selling your property. While we are really strong believers in the power of the MLS® system to effectively market homes to the buying public, we also believe it may not be worth what the industry often charges for it. For the most part, it requires the same amount of effort to sell a $100,000 property as it does a $600,000 property. They both get listed on the MLS system, shown to potential clients, advertised, contracts get negotiated on them both. There is very little difference, yet a common two tiered commission structure (eg. 7% on the 1st $100,000 and 3% on the balance) will cost the $600,000 home seller 3 times more commission than the $100,000 seller. It did not make any sense to us either. For our Full Service on MLS for homes under $600,000 we charge the same flat $6,900 of commission whether the home is $200,000 or $600,000. It is like we are charging all our clients a 7% commission calculated on just the 1st $100,000 with no charge for the balance i.e. as if their home was priced $100,000 each time. For homes prices over $600,000, we charge a very reasonable commission rate of 1% + $900 for the same full services. The $900 disbursement portion of the commission pays for the typical costs associated with marketing and selling a property.
